Investment Opportunities in Real Estate Investment Trusts (REITs)
The Philippine real estate market has been particularly dynamic this quarter. We note several institutional investment opportunities in the market. We are tracking multiple changes in economic policies. With many factors to consider, we need to identify where to focus our resources on in the remaining months of 2022.
Last year, we projected that more companies would look into launching their own Real Estate Investment Trusts (REITs) as an alternative to raise capital for future expansions and further build corporate credibility. Now, there are six listed REITs and more developers are venturing towards this endeavor. We are seeing continued growth amidst economic challenges in this sector and are anticipating that developers will train their sites on listing their REIT.
Amidst all these, the demand for Logistics, Industrial and Data Centers continues to increase but is being met with a critical lack of modern logistics supply.
Vacancy across the board is decreasing, as demand for space grows. The outlook is promising, notwithstanding uncertainties to contend with.

The space demand drivers: BPOs, Ecommerce, Logistics and Data Centers
The demand for office space is steadily increasing, with Business Process Outsourcing organizations and e-commerce firms being the major drivers of this need. Earlier this year, JLL Philippines has projected that the office market will be in full recovery mode by the second half of 2022, a forecast that is materializing now. The IT-BPO (information technology-business process outsourcing) industry has been continuously paving the way for long-term office space demand across the country, furthered by attractive labor demographics.
With different business models including retail, wholesale and mixed, diversification into the logistics space has also increased. Data center growth in the Philippines has been encouraging, with the trend on this sector consistently on an upswing.

As we begin the second quarter of 2022, we continue to see the path to recovery in the increased activity in the business and commercial centers of the Philippines, owing to less stringent quarantine restrictions and the government's vaccination program.
The return to office, however, remains to be a huge undertaking across sectors. The rise and adaptability in remote working over the past two years, as well as events affecting the economy, has led to the current discussions on best practices moving forward.
